Feature Spotlight #18 - Perla Aparicio

Perla Aparicio: A Trailblazer in Title Insurance and Real Estate Technology.

Our Spotlight this week is on Perla Aparicio, the VP of Strategic Partnerships at Paymints.io. Although she has only been in the title insurance six years, she has made a significant impact and built a large, national network, with a focus on building relationships and driving innovation in this ever-evolving industry. With a unique ability to connect people and ideas, Perla has carved out a dynamic role where her expertise lies in creating growth strategies that foster revenue, build credibility, and position her company as a leader in the real estate and fintech sectors.

A Journey Across Two Coasts.

Dividing her time between Houston, TX, and Pismo Beach, CA, Perla reflects, “It’s definitely a balancing act, but each place brings something special to my life. Houston keeps me grounded with the love and support of my family, while Pismo Beach offers a peaceful escape where I can recharge and connect with nature. I feel incredibly fortunate to be able to call both places home, as they each shape different aspects of who I am and how I approach life.”

From Social Work to Title Insurance.

Perla’s path into the title industry was anything but conventional. “I started my career as a social worker with a passion for helping others, and title insurance wasn’t on my radar,” she reflects. Six years ago, Perla was working at a nonprofit in New Jersey but felt a pull to return to Texas. “As luck would have it, a college friend posted about an opening at Qualia in Austin. Within a month, I had packed up my life and started a new role as a Customer Success Specialist. Rob Zambito and Adam Baratz took a chance on me, trusting that my

background would bring a fresh perspective to the team. That leap of faith changed the course of my career and life.”

In reflecting on her journey, from starting in social work to transitioning into the nonprofit sector, and finding her way into the title industry, Perla shares that she’s discovered a true passion for bringing people together and building impactful partnerships. “This path has led me to a unique intersection where title and technology meet, and I couldn’t be more excited about the opportunities to keep making a difference here.” she says.

Mentorship and Women Who Inspire.

In the title industry, Perla Aparicio has found inspiration in the remarkable women who consistently uplift and support one another. Among those who have made a lasting impact on her is Donna Anderson, a mentor and friend whose guidance has shaped Perla’s career and personal growth.

“Donna’s belief in me from the very beginning gave me the confidence to set high goals and pursue roles that truly make an impact,” Perla reflects. “She’s the kind of person who lifts you up, quietly fixes your crown, and challenges you to be better with honesty and authenticity.”

Perla is quick to emphasize the importance of mentorship: “We need more women like Donna—leaders who empower, advocate, and pave the way for others. Her belief in me reminded me that we all rise when we lift others.”

Navigating Challenges with Empathy.

One of the challenges Perla has faced as a woman in the title industry is navigating biases, outdated mentalities, and behaviors that create discomfort, such as dismissive attitudes or inappropriate comments. Instead of viewing these moments as obstacles, she sees them as opportunities to educate and promote understanding.

“While these conversations can be difficult, I’ve learned that calling someone out rarely leads to lasting change,” she explains. “I prefer to ‘call them in,’ creating space for understanding and fostering awareness with empathy and curiosity, because we’re all constantly learning, including myself.”

Perla has witnessed the impact of these conversations and believes they are essential for creating cultural change. “I truly believe they can create a ripple effect,” she says. “Over time, they’ll lead to a more inclusive and respectful environment. That’s the kind of industry I want to help build.”

Advice to the Next Generation.

For younger women entering the industry, Perla’s advice is clear:

“Own your presence. Don’t shy away from taking up space or sharing your ideas-- even if you’re the youngest or only woman in the room. Your perspective matters. Confidence grows every time you show up authentically.”

Perla also emphasizes the importance of building genuine connections, seeking mentors,

and creating a network of support. She encourages women to actively look for opportunities, no matter how small, to elevate and empower one another, creating a ripple effect of growth and collaboration. “We succeed when we uplift each other,” Perla says.

A Legacy Rooted in Resilience and Impact.

Perla draws her strength and grit from her mother. “My mom is the definition of resilience, strength, and determination,” she says. “Her journey taught me the value of hard work and the importance of creating opportunities not just for myself but for others. She’s my biggest inspiration and the core of my ‘why.’”

When asked about her legacy, Perla reflects on the lessons her mother taught her. Her mom’s resilience and compassion have been a constant source of inspiration, shaping how Perla approaches her work—with purpose, intention, and a drive to find creative solutions to tough challenges.

Inspiration Through Books and Podcasts.

Perla credits The First 90 Days by Michael Watkins as a transformative read. “That book isn’t just about onboarding—it’s a guide for thriving in your career. I still use its strategies to tackle challenges and steer projects with purpose.”

She also recommends The Inspiring Women Leadership Lab podcast. “It’s so motivating to hear real stories from women who’ve overcome hurdles in their careers. It reminds me that there’s always something new to learn in our professional journeys.”

Balancing Ambition and Life.

Outside of work, Perla is pursuing her Executive MBA at the UCLA Anderson School of Management and is set to graduate this June. “As a first-generation college graduate, I’m incredibly proud and thankful to continue my education,” she shares. She credits the support of her team at work and her family for helping her balance the challenges of work and school, adding, “It’s been a rewarding journey, and I couldn’t do it without them.”

When she’s not working or studying, Perla enjoys spending time with her fiancé and her dog, relaxing at the beach, and creating fun memories with family and friends. Game nights, yoga, and sound baths are her go-to ways to recharge and find balance amid her busy schedules. “Life is busy, but finding those moments to recharge is essential.”

A Philosophy of Kindness.

Perla’s guiding principle is simple yet powerful: “Treat people the way you want to be treated. Respect, kindness, and empathy are the foundation of meaningful relationships, whether in business or life.” She also believes in finding happiness in everyday moments, recognizing that joy and gratitude fuel her energy to make a meaningful impact and living a full life.

Perla aspires to leave a legacy of meaningful connections, innovation, and empowerment, paving the way for a more inclusive and efficient real estate industry.
